The land rental market for Tiny Houses is a whole different ballgame to the traditional housing market.

In the latter, it's not uncommon to see more than 50-100 tenants at a property inspection.

While the Tiny House industry grows exponentially every year, the tenant pool is still substantially smaller.

We're seeing some of our listings in the more sought-after areas lease within a week or two of going live. Others take longer again, particularly if they are more rural or isolated.

The average advertising period before leasing is between 3-6 months.

Yes, absolutely. 

This isn't just an arm's length business transaction- most of our hosts are listing sites in the backyard or back paddock of their family home. 

When you're allowing someone to live on your own property, who will potentially be around your kids and pets, you want to know that person is trustworthy.

We screen and background check all adult tenants before connecting you with them.

We use a third party service that checks for the following: identity verification, any reported tenancy breaches or incidents, court and bankruptcy records.

In addition, we have a high level of contact with all our tenants during the matching process, which can also identify any red flag behaviours.

We only ever send you fully screened, vetted and genuine tenants.

Our process is so extensive, we have never had a reported issue since implementing it.

It depends.

Most of our tenants are looking for a certain level of privacy and peace. While many appreciate a sense of community, they don't want to be under each other's feet, and they certainly don't want to be close enough to their neighbour to know when someone's using the bathroom!

So long as each site is far enough away to be private, or screened by trees, we don't have a limit on how many sites you can rent.

One current host has a 5 acre property and 7 of our tenants, another has a 1000 acre property and site numbers are only limited by the amount of tenant interest.

Many of our first-time hosts start by offering one site, and open a second site 4-6 months after the first tenant is settled in. It really comes down to what you're comfortable with.

When you submit your Host Application, just check the box for multiple sites, and we'll assess your property for its suitability.

Yes, absolutely.

We provide you a rock solid Lease template to protect you.

Renting out vacant land for residential purposes falls outside the Residential Tenancies Act- which means we can use leases that better protect you, the host.

It's a comprehensive template that covers all the aspects of Tiny House life you may not have considered.

It even includes a specific clause protecting you from being taken advantage of if you're offering a labour exchange arrangement rather than purely a monetary one.

And it's all part of the service when you host with us.

Our minimum lease term is 12 months.

However most of our tenants prefer a longer lease and some level of security.

Moving a Tiny House is more involved than a regular caravan. They are generally too heavy to be towed with anything less than a tow truck, and can cost thousands to move. Many tenants will have a modular deck that needs to be dismantled, and potentially an off-grid solar system that needs to be disconnected by an electrician.

Our tenants have often been playing the rental roulette for many years, and are tired of waking up not knowing if today is the day their landlord decides to sell up.

For this reason, most of our hosts offer an initial two year lease, with the intention of renewing it if all is working well for both parties.

FUN FACT: Over 95% of our hosts renew after the initial lease term.

No sweat. Life happens, we get it.

If you decide to sell, or it's just not working out like you hoped, you can end your lease at any time throughout the lease term, by giving your tenant 60 days written notice.

We'll then help them move on.

Fun fact: in 4 years, we have never had a host choose to terminate a lease early. Why? Because our tenants are high caliber, and it's such an easy win-win for both you and your tenant.

Your site rental is 100% passive income, why would anyone say no to that ongoing?

All our tenants will have either a composting or incinerating toilet.

This means there is no "black water", so no septic or sewer is required.

There will be a very small volume of grey water coming from the kitchen sink, bathroom basin and shower.

This is usually managed onsite in one of two ways depending on host preference:

1) run via PVC pipes away from the home onto trees or grass, or

2) filtered through a grey water filtration system then distributed onto grass or trees via an "absorption trench" underground

Option one is very common, however option two is sometimes preferred in suburban areas or where the site is close to waterways or sensitive environments. If this option is chosen, the cost would usually be borne by the tenant or by mutual agreement.

Not a lot.

Sure, many of our tenants are looking for wide open spaces in the country, and enough room for an off-grid setup, and maybe even a veggie patch so they can work towards self-sufficiency.

The same number again still work in cities, or need to commute a few days a week. Many need to be close to family or co-parents, schools and medical facilities. These tenants would fall over themselves for a large suburban backyard on the commuter fringe!

It's not really about the overall space.

So long as the tenant won't feel like they're under your feet or vice versa, the key factor is that there is room for a tow truck to access the site to deliver the Tiny House.

We work a little differently to traditional property managers.

We undertake all the same listing processes on your behalf- advertising, tenant sourcing, screening & background checks, provision of a lease template.

But we don't charge any ongoing fees or commissions.

The investment to list with us is a one-time upfront fee of between $295-$595.

This fee is tiered, and based on the weekly rental your tenant will pay.

Here's the scale:

Rent of up to $150pw: $295 host fee.

Rent $151-200pw: $395 host fee.

Rent $201-250pw: $495 host fee.

Rent $251+pw: $595 host fee.

With ParkMyTinyHouse, there are no hidden fees.

The only additional cost that may apply is if you choose to take out our Host Insurance Policy. The premium is currently around $600 each year, and is payable directly to the insurer.

There's no separate "advertising" fee, no "placement" fee, no ongoing "management fee".

Once your tenant is onsite, every dollar they pay you in rent is yours to keep.

Yes, we definitely recommend taking out insurance.

Some farm insurance policies may already include coverage for tenants or campers- others may void your policy entirely for having tenants.

Our recommendation?

We suggest taking out Public Liability Insurance- this protects you against a claim in the extremely unlikely event one of your tenants trips and injures themselves (or similar) while living on your property.

Read the fine print of your current policy first to see if this is included.

We've partnered with a leading Australian insurer to create our own Host Insurance policy that covers exactly this.

It's super affordable (around $600 per year for the first site, and huge discounts for additional sites) and our hosts tell us it gives them the peace of mind to move forward with confidence that they're protected.

Most host applications are assessed within 3 business days of submission.

In most cases, your listing will be created and activated on our website within 5 days of submission.

Occasionally we may request additional information from you in order to approve your application.

Once your listing has been approved and created, you'll receive email confirmation from us with next steps, and further resources to make your hosting experience as straightforward and smooth as possible.

The proportion of host applications we decline is very low.

However there are occasionally sites where access or other conditions make it unsuitable for a Tiny House.

If your hosting application is declined, we will notify you by email in most cases within 7 days of your initial application.

In this event, your listing fee is refunded in full, less admin costs of $99. This will be returned to your original payment method within 7 days of our decision.
