Renting land for a Tiny House

If you plan to have a Tiny built for you by a professional builder:

We recommend our Apply for Listings membership option a minimum of 6 months out from your intended completion date. This usually aligns roughly with the time you first engage your builder, or start the design process.

This gives you plenty of time for what can sometimes be a long process: researching your desired area, applying for sites, connecting with your host and meeting them onsite a few times, negotiating and signing your lease, arranging any required site preparation or installation, arranging transport. Some of the more popular builders have 6 month build queues, which ties in beautifully with a 6 month membership.

Reason being is that if we don't already have a listing available in the area you're looking for, you need to allow enough time for us to engage in outreach to find you a site.

And if you're wanting to be in one of the more popular areas (like Gold Coast or Sunshine Coast especially), there will already be a waitlist for sites.

If this is the case, we suggest a Platinum membership, which gives you first option on any sites that come up in your desired search area. We only accept one Platinum per geographical region, so you're assured of having first option.

If you're planning to buy a secondhand Tiny Home or a display model:

We recommend our Apply for Listings membership as soon as you make the decision to buy.

Again, securing the parking spot can take some time, so get started on this early.

*PLEASE NOTE- in this last scenario, to apply for any of our listings you will need to demonstrate you have the available funds or loan approval to purchase a Tiny Home, even if you've not yet secured the home.

It depends how you're buying your Tiny House.

If you're having a new home built for you, we recommend:

• a 12 month membership before you start the whole process, or
• a 6 month membership before you commit to a build contract.

However if you're planning to buy a ready-made or pre-loved Tiny Home, choose a 6 month membership as soon as your finance is approved or ready, and definitely before you go shopping!

If you're joining us within 4-6 months of your intended delivery/lease commencement date, you may need to have some location flexibility.

Some people do start off on a shorter timeline, choose a site from our current offerings, then relocate down the track when a more ideal site becomes available.

Doing it this way can be less stressful and less pressure to find "the one" first time around- and is a little like starting in a "first home" then upgrading to your "dream home".

While most of our tenants are looking for a certain level of privacy and peace, others appreciate a sense of community.

We've leased many dozens of sites in informal Tiny Home communities all around the country, in some stunning places! Brisbane, Gold Coast, Central Coast, Victorian Goldfields, Surf Coast...

Almost half of our hosts have two sites on the same property. It's such an easy win-win for them, once the first tenant is settled in, they often come back for more!

Your membership fee forms part of our screening process, ensuring that the tenants we introduce to our hosts are genuine, serious about Tiny House living, and committed to entering into a safe and secure leasing arrangement.

Over the years, we've seen firsthand what can happen when landowners advertise sites publicly through free online groups. Many of our hosts come to us after trying this themselves, and their feedback continually reinforces why we operate the way we do.

Your membership also funds the intensive work we do behind the scenes in bringing new land owners to our platform.

By the time you see a listing on our website, we've already invested significant time, resources and education into supporting that host through the process. This reduces your risk by connecting you only with educated hosts who truly understand the Tiny House movement, and sets you up for success with a more secure, long term lease arrangement.

Our minimum lease term is 12 months.

However, more than half of our hosts offer an initial two year or longer lease term, with some offering 5 years plus.

We don't accept short term leases, and we don't normally consider fixed term one year leases. All our hosts list with us with the intention of this being a longer term arrangement if all is working well for both parties.

Many of our hosts have had the same tenants for 4 years or more, and why wouldn't they when it's such an easy win for them?

FUN FACT: Over 95% of our hosts renew after the initial lease term.

It depends.

Many of our tenants who have some flexibility with their location join us and apply for listings that same day.

Whereas if you have an oversized Tiny House, and you're looking for a powered site in a very specific geographical location that happens to be one of our most popular.. it could take 6 months or more to find that perfect fit.

Most of our tenants who are a little unsure about timing join us initially with a monthly subscription to keep an eye on new listings, then upgrade when the right site comes up a few months out from the delivery of their new home.

We usually recommend joining our Apply for Listings membership 6 months out from when you need your lease to start, this way we're also undertaking active host outreach in your desired location.

Or if you're really looking for some certainty, it might be worth looking at our Platinum option.

All ParkMyTinyHouse tenants must have either a composting or incinerating toilet.

This means there is no "black water", so no septic or sewer is required.

There will be a very small volume of grey water coming from the kitchen sink, bathroom basin and shower.

This is usually managed onsite in one of two ways depending on host preference:

1) run via PVC pipes away from the home onto trees or grass, or

2) filtered through a grey water filtration system then distributed onto grass or trees via an "absorption trench" underground, often paired with a grease trap

Option one is very common, however option two is sometimes preferred in suburban areas or where the site is close to waterways or sensitive environments.

If your host requested this, the cost would usually be borne by the tenant.

It varies.

In more regional and rural areas, you're likely to have a paddock or large space to yourself, with plenty of room for an off-grid setup, veggie patch, and maybe even a few chooks!

But sites in suburbia or within commuting distance to cities are more likely to be large suburban backyards, where you'll have a power connection because there's not enough room for a solar trailer, and there may not be room enough for a deck.

It's important to note that your rent amount does not correlate to the size of the property, or the portion exclusively available for your use in your lease.

Not necessarily.

While 90% or more of our tenants live in purpose-built "Tiny Houses on Wheels", you can still work with us if you have a suitable alternative.

Dwellings we can accept:

• Tiny Homes on Wheels
• caravans & campers
• motorhomes
• converted buses
• converted vans

As long as you have a Tiny Home on a registrable trailer, it's likely we can accommodate you.

The only exception is expandable/fold-out/pop-up home types.

There are a variety of reasons for this, however our primary concern is the low quality, fast deterioration, and complexity of packing them down and moving them on at the end of the lease.

Our hosts are looking for high calibre tenants and presentable Tiny Homes, and expandables are not considered "Tiny Homes" nor supported by the industry.

This is the most common concern we hear daily.

After 11 years in the industry, 8 years living in Tiny Houses, and 5 years operating ParkMyTinyHouse, what I can tell you is this:

THIS. JUST. DOESN'T. HAPPEN.

It's a completely understandable fear, but I have never once heard of this happening to a single person.

NEVER.

Land owners love to "come to the rescue" of someone who needs a place to live in their Tiny House, and Tinies are also still new and novel enough that they pique the curiosity of many people, who just want to be involved even if they wouldn't live in one themselves.

When you take that leap of faith, doors will open for you.

It might mean:

• being a little flexible with your location
• choosing an initial site while you settle in for a year or so, then moving later when your dream spot comes up, OR
• putting the Tiny in storage for a month or two after completion until the right spot presents itself.

As long as you go into the process with an open mind and a flexible attitude, trusting that the right spot will come up for you- IT WILL.
